ICON Ipswich may be the beginning of a bold new future for the CBD, but its architectural design reflects on Ipswich’s industrious history. New artist’s impressions of the landmark development gives a first look at how the Brisbane and Bell St street fronts will look when the construction is complete in late August. Emblazoned with the street number 117, the concrete, rustic reds and gold bricks is reference to the industrial nature of Ipswich’s beginnings. The artist’s impressions illustrate the dramatic change the development will have on the appearance of Bell St.
The buildings was designed by architectural firm Cox Reyner, who also designed the Ipswich court house precinct and Melbourne’s AAMI Park. Project director Richard Coulson said Bell St will be lined with retailers and garden beds with roof top views stretching beyond Ipswich boundaries. ICON Ipswich has secured its first retail anchor tenant with IPN Medical Centre signing up to move into Tower 1 in the massive inner-city development. IPN Medical Centre has committed to a five-year lease for a 410sq m tenancy in the $93 million tower on the corner of Brisbane and Bell St in Ipswich. Tower 1 is expected to be finished in September as the first stage of the joint development between Leighton Properties and Ipswich City Properties. Leighton says the IPN Medical Centre tenancy will comprise consulting rooms for seven doctors and facilities for nurses including a state-of-the-art treatment room, procedure room and emergency bay, as well as space for pharmacy and pathology service. Leighton Properties project director Brian McGuckin said IPN Medial Centre was an ideal anchor tenant for the development and the wider Ipswich CBD. “IPN Medical Centre is the only general practice in the Ipswich CBD and to have them relocate just around the corner to a new generation building with state-of-the-art facilities will help underpin the city’s rejuvenation,” Mr McGuckin said.
“The development’s ground floor retail will offer the public an array of goods and services which will create a convenient, vibrant, central hub to the city.” Ipswich City Properties chairman Paul Tully said Icon Ipswich was aptly named and with its final phased of completion nearing, the project was fast becoming a well-known landmark in Ipswich Central. “Icon Ipswich will further enhance Ipswich’s reputation as a city ideally positioned to lead development, IPN Medical Centre spokesman Shane Dann said Icon Ipswich was the ideal location for the practice and an excellent fit with its business strategy. “We have been located in Ipswich for a number of years and have long-standing relationships with many families in the area – in fat, we see more than 1000 patients each week,” he said. “We are thrilled to be able to offer our patients larger and modern premises conveniently located close to public transport in the centre of the CBD, which will allow us to continue to cater to community members from the surrounding Ipswich area,” he said.
“This new location and larger footprint will allow Ipswich Medical Centre to grow and further invest in the practice, increasing both GP and support personnel numbers, in line with our patients’ requirements.” Ipswich City Properties is a company owned by Ipswich City Council that was incorporated with State Government approvals with the intention of bringing the vision for the revitalisation of the Ipswich City Heart under the Ipswich Regional Centre Strategy into reality.
